今天满3周岁

2009年6月26号，花了6万刀换来了以出租为目的第一栋白菜房子，从而 开始了全职地主生活。

过去3年的汇报如下：    

1．总数：6/26/2009-迄今：共买入32单元，卖出2单元（2010年），现有30套房子出租 (2009: 10套; 2010: 10套; 2011: 6套; 2012: 4套)；

2．1个duplex (2 单元)，2 个Condo ， 13个townhome, 13个SFH

3．所有出租房在家方圆15mile之内，大部分在10 mile之内。不属于治安最差的区域，老莫同志相对较多。

4．在市场等待出租天数中位数：29天 （即成交日期至房客住进日期）

5．月租金： 最低$550， 最高$1100，均值$750

6. 3年内，无eviction 

7。自己管理

8。7套房子有过房客变迁，其中3套是第3任房客。

   基本上不想再扩大，维持现状。
