Suppose you borrowed $500,000, almost all net gain is actually buried in the principal payment.

You will have to inject cash if there is any vacancy.

However, it is not bad, you are doing quite well. After all, this is Vancouver, where cash flow negative is a norm, and you will capital appreciation in the future, as long as there are cash inflows from who knows where in the world, which is currently mostly from China.
