16.Security Deposit-The Security Deposit shall be held by Landlord to guarantee Tenants performance of the terms of this lease including payment of rent. Interest shall be paid at the expiration of this lease at 1 percent below the current bank rate per year for security deposit accounts. The deposit will be returned with interest, less proper deductions, if any upon expiration or termination of this lease 45 days(FORTY FIVE DAYS) after the inspection is made and premises are found to be undamaged in good clean condition.
