1. IMHO 5 bdrm SFH is not suited for rent. I personally like townhomes with minimal HOA, adaptable for young family, empty nester etc.
2. so if you want to stay in rental business, my advice is to do a 1031 exchange for 2 townhomes (or whatever property type that you feel is suited for the local market), The 1031 exchange is tax-deferred exchange of investment property.
3. if you don't want the trouble, then you don't want the trouble of making money. I don't have any advice for that.
