万能的投坛：该卖还是继续出租呢？

房子是2009年的自住房，5 beds,3.5 bath, 2860 sqrt. master bedroom 在楼上，楼下有一个 junior suite

买进价36万， 2016搬出去后将它出租给一对小夫妻，然后再我房子里相继生了俩娃,住了两年后，又签了两年合约. 月租2500， 水电垃圾上网统统都是房客出. 昨天突然给我发邮件和短信，说这个月底搬出。7月份租金已付。我想就好合好散吧。当时2016年搬出时，舍不得卖，选择出租，现在很犹豫，不知该卖还是继续出租。广告刚打出去（10 minutes ago），已经收到两个电话.

现在情况是，贷款要到2022年还完， 现在PITI一共2650一个月，没有HOA. 每月还要倒贴150块.  

如果卖，市场价是55－57万之间, loan balance是10万左右. 房子里面有很多equity. 卖了可以拿到手35 万左右吧，没精确算，大概估的.

请教各位牛人， 该卖还是继续出租？最好稍微说一下理由。谢谢！！
