请教：房客签约后没有搬进去，1.5月后要终止租约。。。

房客签约4月8号，租金从4月10开始。收到押金4400，四月份20天租金1466，当时就给了钥匙。 五月二号收到五月份租金2200，是用Fedex overnigh送到的现金支票，说担心支票不能按时收到。房客是夫妻二人，五十多岁，年收入二十几万。

但是房客从来没有搬进去，他们有自己的house，位于治安和位置差一些。距离现在的房子10分钟车程，当时他们想把自己的房子装修后卖掉或者租出去，租住我们的房子一两年后再买好一点的房子。现在他们改变主意了，要终止合同。之前女房客说，房子里有bugs没有搬，怕爬到食物上，我说需不需要找杀虫公司彻底处理一下，没有任何回复，所以没有处理。昨天收到email说，因为这样那样原因，不准备搬进去了。感觉他们是很好的租客，请大佬们指教指教，有没有同类事件发生，是怎么处理比较合理？谢谢！！！

How are you doing? Hey I have bad news on the Property on 11th St. We haven't moved in yet and we won't be. My husband is in Australia for a month and taking care of both houses is to much for me. He wont be moving in. Also I thought I would like the feel of country living but I can't get the bugs under control and feel I just need to stay put in my house and put the money towards fixing it up! I am so sorry! I really appreciate you renting your property to Me! It is a great place with much potential! I don't expect any money back since I need to terminate the Lease agreement early and I apologize for the inconvenience I have caused! I will give you a call to talk more with you after 6pm tonight? Or I can call tomorrow? Which ever is best for you? Again I am so sorry,
