有一个很 interesting 的 deal, 请教高手们

一个 agent 给我打电话，说有一个房子要 short sale, 但 tenant 有意 stay for 很长时间，要跟我商讨一个deal

我还有一些现金在手上，也不想放银行，所以同意见面。

这是tenant propose 的：

房子市价$680K, 想$600K 拿下，downpay 25%, $150K, mortgage $450K,  如果 purchase price是 600K, tenant愿意付：

1， mortgage on $450K, 30year， 4.625%, 看了一下， 大慨 $2300/month

2,house insurance, 大慨 $100/month

3, property tax, 大慨是 $700/month

4, 我的 downpay $150K, 他按银行的利息 4.625% 付， 每月$580

5, 他负责所有的 repair, according to him: you will never be bothered by me for repairing

6, escrow account will be set up for him to put away 6 months to one year rent

7, 他的 credit score 806

他每月的rent按上面的算就是$3680, 我不负责 repair.

他的条件是： lease term 10 years, rent stays the same, but if the property tax increases, he will pay the addition.

我问他 10年太长，5年怎样，他同意。 但5年以后他有权 renew one year lease， 如果我要卖，得给他4个月notice.

我马上打电话给我的mortgage broker, 她说我得 paydown to loan at $417K the maximum for investment property, 这样来说我要 downpay $183K or whatever my puchase price would be minues the $417K.

这个房子在很不错的区，跟我家也不远，市场价的 rent是 $3000, 他说他愿意付 extra for the convenience not to have to move.  他　works from home, 有一个帮人 manage money 的business, 不想搬家。原房东看来跟他关系不一般，他manage nationwide anuunity accounts for people, 她sells the annuity。

我现在觉得这个可以做，也有一些风险，我想听听大侠们的意见。我们星期天再见面，然后他请律师写合同。ａｇｅｎｔ同意等我们有结果再把房子上市。

请出出主意吧！
