请教老猫，椰子汁或各位大侠：小额法庭

我是房产买家。在CLOSING 后发现买卖双方的律师有意无意地掩盖了房产的VIOLATION, 导致我的经济损失。

问题：

1. 我该SUE 卖家，卖家律师，自己的买家律师还是SUE 多方？（我有证据证明至少买卖双方的律师closing之前收到了政府的通知）。

2.我自己认为应该SUE 我自己的买家律师，因为只有他responsible to clear the title including advising any violation to me.

请教：从哪儿引述法律依据他有责任告知我这房产的VIOLATION? 我在纽约州。
