该还掉自住房贷款吗？

自住房贷款还有三十万，手上正好还有三十万现金。出租房子这两年也买了一些，成了小地主，但现在正现金流很难了，再下去就是负现金流了。房市要跌还遥遥无期，股市也不知道啥时候跌！emergency fund留好了，这现金用不出去呀。

现在是3.625%的利率，减去抵税差不多2.7%, 现金saving 1.3%, 损失1.4%，也就是一年损失4200块。以后可能没有抵税了，要损失6600块。

是不是应该先把自住房贷款还了？需要钱时还可以从自住房取钱出来。感觉自住房换的可能性大，反而是投资房一般不会动他。
