房客入住兩個月,编话說房子有无数问题,要自己修,从2000块长到5000块,6月房租没按时付,我找了律师,3天缴费,律师同时也发了30天通知让他在30天内搬走, 3天内他付了,我和他签了1年租约,在加州,请问30天通知管用ma?一年的租约,能让他走人吗?这个人臭名昭著,我的律师就赶过他2回。
I didnn't do a good job on tenant screening and let this person in. My fault. However, I do want to correct my mistake by letting him out. He intimidates us and I am very soft at the beginning, and now he knows this is th end of that.
I checked the California renter landlord website, it seems that if they correct the mistake(late due), and you can’t let them go unless it is a month by month lease. Since I have one year lease, does it mean if he pays rent, I can’t evict him? He gave me so many headaches in the past two months, and he said he will bring the code enforcement in to check the house, he just wants to create trouble and put inconvenience on us, full of lies.
I want to do whatever I could do to let him out before the lease end, any suggestions? Thank you!!
