发现投资房回报想当可观了

我们也不说那些现金回报率高的但麻烦的白菜房。 就说省心的白玉房。 

假设你在好学区话四十万买个townhouse, 月租两千五，刚好能打平十五年的贷款加地产税和管理费加其他费用。 但是因为你只许付20%的首付八万，加上其他所有费用，你的初始投资是十万。 

十五年后， 房贷还完了。 房子增值到60-80万（每年增长3-4%,）。 卖掉房子，  你的十万投资就变成了五六十万。

所以仅仅房产年回报率在12%左右。 这还是比较保守的算法。
