弯曲的投资房升值一倍了，现在房租刚好cover mortage 和 payment没profit。

现在想卖了它换成自住房，有什么好办法可以不用付capital gain 的税呢？是不是投资房做1031 exchange以后一定要出租2年才能转换成为自住房？
