该买哪个投资房，买投资房问题请教

曾在一个builder那里买出租房， 但当时钱紧张，买不了，builder把我交的押金变成credit,1万刀。

现在这1万刀马上到期。请问我该买那种房。没钱，所有钱全部要贷款。首付打算用我的自住房heloc.

1. 小townhouse, 1500sqft,中等区，租金可以有$1450, 最终买下要23-24万

2。中townhouse, 2200sqft,上等区，租金可以有$1800, 最终买下要32万

3。 SFH, 2650sqft，上等区，租金可以有$2000-$2200,最终买下41-42万。

这个地方虽说人口增长迅速，但是买投资房的人多，出租房多，房子不易租。招租经常要好几个月。cash flow 不好。照这个情况，我是否该买投资房，该买哪个。
