请教投资商业房

看上一medical office, 要价$725，000， 2100sqft, 但有10 年的lease （NNN）. 房租 $5000／月， 每年涨租1%。

如果20% down loan with 4% interest rate（20 year loan）， 那么投入$145000， 产出 about$8000。如果加上大的维修， 就没得赚了。

所以， 想赚钱，要么能压价很多 （但他不一定肯）， 要么有好的贷款。
