买房的 Owner's title Insurance 和 Lender's title Insurance 的区别

在boston 买房，有一个可买可不买的选择是Title - Owner's title Insurance (optional) to Stewart Title, 请问有经验的人士，对买房者来说这个很有必要买吗？另外买房贷款者必须得付Title - Lender's Title Insurance to Stewart Title; 如果已经买了Lender's Title Insurance 得到 Title 的保障， 为啥还要买 Owner's title Insurance呢？ 这两个有区别吗？ 先谢了！
