How to cash out if financed properties > 10 ?

I know if financed properties > 10, the lender doesn't do cash out refinance. 

How did you handle this situation? Did you go commercial loan in order to do cash out refinance, or you do debt consolidation to pay off small loans and still keep your financed property number <= 10 in order to utilize the convention loan's low interest rate and long fixed term?
