Here is what I experienced

1. I posted on zillow, and craigslist every day
2. very few calls for showing the house in first 2 weeks, so I cut $15
3. some calls in, but they are not good candidates (Afican american+lawyer; aferican american couple, do not want to pay for the credit checking but negotiate the rental with me)...I ignored them
4. a little panic now, kept on posting on craigslist
5. the 4th week, got several calls, the first one is good couple with 2 kids, visited the house and signed the contract the next day. so far so good.
