大佬帮忙看看:新手买condo带的租约。五月到期想涨价。住客回信这么看

去年买了一个condo 带租约。市场价1600, 租给阿三一家三口才1300。今年五月到期。我发邮件说要涨到14500. 阿三说我张得太狠。还帮出了小区的规定,说什么到期后按月算。大佬帮我看看是什么意思。我能怎么做

A typical increase in rent from a landlord is max 5% every year, but you have increased the new rent around 12% (1450$) more than the current rent (1300$).
 
I hope you are aware that we are good tenants and we use to credit you the rent on time every month. I am ready to afford 1400$ per month after 5/15/2022. Please reconsider.
 
Also I beleive, as per the shrewsbury green's policy, after 1 year completion for the tenant, it is month on month lease and the tenant can give 1 month notice with the last month's rent paid to the landlord already which I have paid it during the initial lease.
 
Please check and let me know your thoughts.
 
请问:
1. 这种买房带租约的,这种涨价 cap 还适用吗?另外我在麻州,麻州有涨价限制吗?原先的租约不是我签的。买房带过来的。
2. 他说的关于month on month lease。 这个是双方at will 的吧。难道是租客想住多久都行,只能租客提出终止,房东不能提出终止?如果我不想再续约,需要怎么做?我是送了first, last 和security deposit的。
 
第一次做房东,啥都不懂呀。
