it is their culture. they like to get "cheapy" stuffs. If you are real nice to them, feed them, and give them stuffs all the time, they think you are "rich". And since you do it voluntarily, they take it for granted.

you could feed them a big feast today, and give them lots of stuffs for free, and next week, when you need some help, they can say "i am sorry, i am busy today". that is just them.

they take people's kindness for granted. So dealing with those people, the only way is to be, strictly business. If your students want to learn Chinese from you, tell them your price and charge them. And if you need to rent a place from them, get a price ahead of time, and pay them. With them, no "ping pong" back and forth, just handle it just strict business.

As for friendship, keep a superficial friendship, meaning just "lip services" saying nice things, sweet things, other than that, nothing else. you will feel less hurt.
