If you use 30 yrs fixed, you have a 30 yrs window to catch a stock rise, even though it's up and down. If you are unable to catch, then I have no way to help you.
Why I pick AT&T? Because it is utility with good stable history and government regulation.
Go to the original point, don't expect too much. Catch the yield difference is almost guaranteed, catch a price rise is just extra gain not the main purpose.
