Search Costs （£200）– Please note until we receive full details of your purchase property and Home Information Pack (“HIP”) we will be unable to confirm whether the searches contained in the HIP can be used or whether additional searches will be required. The exact cost will be confirmed as soon as possible. If we are not aware of the exact cost as at the date of this letter the figure shown above will be an estimate and may change once the exact cost is known.

Where Home Information Packs (“HIP”) are provided free of legal fees this is on the strict understanding that you will bear all third party costs and on the basis that you retain us for the conveyancing on the sale of your property. The sum estimated of £275 is inclusive of VAT and provides for one set of official copies of your registered title, one energy performance certificate, one personal local authority search and one official drainage search only. The HIP is non transferable and remains the property of the firm until such time as the matter completes and all our costs are paid in full.
In the event that the sale is not completed within ten months of preparing the HIP or our retainer is terminated by either party or your property is withdrawn from the market we reserve the right in our absolute sole discretion to make a nominal
charge of £200 plus VAT for provision of the HIP. Please note that our energy performance certificate providers reserve the right to make an additional charge of at least £15 plus VAT if any meeting is postponed for whatever reason. Please also note that some buyers requirements may necessitate additional searches and you irrevocably authorise us to insist
that they must fulfil any such special requirements themselves. We do not need to seek your specific instructions on this.For example, some lenders will require an official local authority search whereas our HIP provides a personal local authority search. Others may insist on say a coal mining search.
