1.do not renovate:5175-280-100-150-478-250-500vacancy-400repair= 2900. 80% of 750k@5%=3000/mo. Not making money.

2. However, if you put in 10k per unit for update, total cash outlay 150k(20%down)+80k=230k.

monthly: 8000-...=5700, minus interest 3k, net 2700/mo, annualized to 14%.

(my numbers are not exact, just quick estimates).
