The order of the best investment for a long term holding:

1. Cash or  bond index fund at least 30%, 50% at least for 50 plus. 
2. Gold ($1200-900), target price $1500.
3. Energy ($75-55), target price $85.

The worst investment order now:

1. rental property,
2. total debt > 5 X total income, 
3. 100% stock.

Golden words: debt free + savings for 1 year need.
