buy good school district house or save money go to private schoo

I saw 2 similar houses in 2 towns next to each other (houses are within 0.5 mile). 1 is one of the best schools in the city. Another one is not very good. But the price difference is at least $500K. So that should be more than $3000 difference in mortgage and property tax.

So which way is better? Buy cheaper house and go to private school(have 2 kids and didn't start school yet) or buy the expensive house and go to public school?
