I deed all my SFH and small propertys that is not in a LLC or a S-corp to a living trust, reason being 1. libility, 2. avoid probate if I die tomorrow.

you can quick claim deed the properties but not recording it to the county, just keep a certify copy with your attorney and estate planner, so if anything arise, you are protected.
