my latest rental addition this year

There is no deal at the current market. This is the only one I got this year
$850k, rent $4000, cash flow -$1000 (without count repair and vacant), 25% down, PM, in CA

It against all my existing rules for rental property. But where can money go? stocks are too high to jump in now.
