1. It depends if you have property manager or not.
2. If you have a property manager, the cost for you will be about 10%
3. The repairs will be about 10%
4. Vacancy will cost you about 10%
5. Depends on if you have association fee, typical 5%
6. Tax will eat you about 18% 

Add together is about 53%.

This gives you an idea about what is your expense of owning a rental property.
