长老 may be right, the law is vague and there are different interp

I heard in CA, there are cases requiring 90-day notice to evict, no matter of what.

But in my state, there is one case the court says the tenant have to pay rent.  Non-payment will  void your protection under PTFA.

Not sure what happen in NC.
