1. Stay till end of term and pay every dollar on time.
2. or : Break the lease and move, then you can sue him and keep the deposit (did the previous owner pass the deposit to you?)
3. or : stay and don' pay. Then you just evict him.

You sound like a nice person. He somehow sensed that and want take advantage.
