I m not 行家, but know a bit
won't explain too much for your own good - you won't want everyone to go to court to outbid you.
we had a similar case, not short sale, but had a bidding process. whole thing took a long long time. - from the day they planned for court hearing, to the actual hearing, it took 3 months. and more after court. - you may get lucky, qiickest is 1 month I think.
someone showed up to outbid us. but eventually judge decided to our favour - sometimes I think it's luck.
don't ask me how the bidder got to know. I had a hunch, but not willing to say. I am sure many people here would know.
keep in mind your agent will want you to get the house, so they can close the case.
not sure whether it's a good idea to appear in court for bidding process- unless you want to make higher offer..
I didn't go, our attorney and agent went. I am glad I didn't go, otherwise I might have lost the deal.- it was a rollercoaster..
it takes a lot of patients, many times we nearly walked away.
if you have other use of the deposit maybe you want to walk away, but we didn't have other deals, so stayed.
good luck.
