1. Not everyone is handy-man

2. Some people don't like the feeling to be tied-up with their investment houses

3. RE is not good for scaling. You do almost the same thing managing 1M, 10M or 100M stock portfolio, but it is totally a different game in RE.

That's why you see more RE millionaires around you, but more billionaires in Forbes 400.
