Cash for key is another way, but I would not do that to spoil the tenant. Eviction is hard for you, but also hard on the tenant who has good/ok credit score. The consequence is much hard for tenant than your loss.
Rental is a business, do your calculation based on the trade-offs. But you should budget the eviction in your business, or the cash for key (I do not like it in your case).
