On your lease agreement,

it should state that the tenant would allow you to bring perspective tenants to view the place during the last month. If that is the case, then you should start your ad one month ahead of the end date.

If the agreement does not say so, remember to include such a clause in your next agreement, and try to talk your tenant into this.
