If you can get 3 month upfront rent payment and 1 month security

need to monitor closely every 6th day of the month.  Report eviction right away if didn't get payment.  Also calculate how long she would be evicted after you reported, then you need to ask for pre-payment for that long months. e.g. if 3 months is normal eviction period, then ask for 3 months.
