If the probems are obvious to a layman, I am not going to ask any repair credit. If there is something I can't tell before the inspection, I will ask credit for at least half the repair cost. Send the contractor's proposal with the addendum. If this is a really good deal and I can't run the risk of losing it, do nothing. How much is your offer?
