Very important point, check on your house occassionally after the notices is served, a lot of times they leave the house after the notice is served, when the tennant feel they have no case, of course after they trash the place and left the door unlock for squatter and looter to come in to further damage the house. If that's the case, check with your lawyer on whether it is ok for entry to avoid further damage, because legally the tenant still has possession of the house at that point. This happens a lot.

After the eviction, secure your property well, because it will be prime target for looter and squatter to come in the house. And you cannot legally clean up yet because there is a period (usually a few weeks) during which your tenant can claim their "stuff" in the house.
