It depends on how late is late

if you wait 7 years, I bet mortgage rate will enter into a different market condition. People already forgot what happened today. So, rate may get low at that time. If you want flexibility, I vote for 7 year fixed rate ARM rather than 3 or 5Y, that reset too soon.
