House in Shanghai, want to rent out as no family member will need for a period. 

1. if tenant does not pay, can you kick them out instantly in china? can you call police in china?

2. if tenant makes damage, can you get back the money for damage, maybe agin from police etc? 

In general, the quality of tenants in shanghai is good?
