短售offer price

看中了一个短售房, listing price is $109k. 觉得地段不错,没还价就给full price cash offer. 两天后我的agent打电话说银行业同批准了. LP觉得没砍价给 full price offer不合算, 就back out 出来了.  今天agent 打电话说可给个低价再试试. 大家帮忙参谋一下:

Short Sale list $109k, cash offer 多合适?

(The recent sold price on the same street is quite not close to each other, 86K, 105K, 130K…)
