紧急求助：刚拿到一个bank pre-approved short sale, 突然发现有一个 bath and one bed

房子已经做了inspection, 而且我已经同意了房检结果，签署了closing document agreement and Escrow instruction for perchase and sale instruction. 我今天突然发现 county的网站上只有三个卧室一个bath。 实际上该房子有四个卧室两个bath.

我现在该怎么办？

1,我能否要求seller补办permit?

2,如果我退出，能拿回earnest money吗?

3. 我能否要求银行降价$5000？ 我是以高出listing price $3000 拿到这个 deal,
