Because the house is purchased in an auction

There was no opportunity to deal with the previous owner. In additions, the previous owner had lost the home via foreclosure. He probably won't hand back the portion of Oct's rent that belongs to me. But I'm OK with that. The tenant also said he would move out by the end of the month. So I don't want to use any threatening language. However my concern is what if he doesn't ?
