1) 做自己的PM。自己管理房子。这个其实不是那么难的。基本上大家都可以学会。做的时间长了，最重要的是气量要大些，不要和房客一般见识。这个能够提高回报率1-2%。

I would give the 1-2% to PM. As long as they do the good job.

2）做自己的handyman。这个需要一定的吃苦精神和动手能力。如果动手能力不强的话，只要能吃苦，也是可以训练的。一开始，你可以和handyman一起干活，刷个墙，换个百叶窗什么的，从简单的做起。慢慢的也就学会了。这个能够提高回报率0.5-1%。

Why fight with Amigo for job for 0.5-1%? They can do it cheaper and faster.(I did painting once, and identified as not good for this profession.)

You can use the time to make yourself better in own profession, or look for better deals. No one can eat all the pie.

3）做自己的经纪人。考个license做经纪。如果买房子多的话，是值得的。有经验以后还可以做flip。坐经纪其实也需要一定的投入，因为经纪执照的维持费用不菲。所以要稍微慎重些。

Still a lot of workload. Unless you have passion in this biz, otherwise save the energe.

Flipping is a great idea. Do we need license for flipping?

4）做自己的建商。这个要求更高些。如果你没有相当的经验的话，这个钱可不是好赚的。

Too hard, 99% will not make it, esp for those who has a job. :)
