Builder buy out lease for my tenant...how this work?

All experienced landlord,

Current tenant has one year lease. Got a call from them today and was told that they found the good deal to purchase a new home. Builder agreed to buy out the lease for them for last 6 month at $9000. Anyone knows how this work? Should I expect builder to pay me $9000? Or tenant would receive this amount and then pay me? Is it reasonable and possible to request builder pay me directly? I am worry that if builder pays tenant, then they would walk away and just leave me security deposit. TIA!
