Short Sale, Seller Counter offered back

Price was $700K in 2005, asking $440K, I offered at $400K, seller countered for $410K, I accepted the same day yesterday, still waiting for news.

I submitted 8 offers last a few days, this is the only one I heard good news back, market is getting really hot.
