选择房客不能因小失大(也谈下面与恶邻争执)
As landlord, protect the value of your property and protect the value of the neighborhood are integrated together.
Before you buy into a neighborhood, you need to do homework to learn not only the house you are interested in, but also the street and neighborhood. Racial, age, income profiles. Vacancy rate. Traffic pattern.
When you try to put in a tenant, make sure the individual fits into the existing population profile. Do not put people in just because they have good tenancy history and have no problem paying their rent.
For example, I have 30% white, mostly working street, I won't put welfare people there. I have black stable family street, I won't put people drift a lot there.
When you put bad people in, good people move. The whole street goes down. Everybody loses.
