大家帮俺看这是不是好deal

俺跟银行谈commercial loan买俺先前提到的12 unit complex，银行的deal是

85% financing at 15/5 term with 4.9% commercial rate for the first 5 years.  At $170K loan the monthly payment is around $1350. 5年后很可能renew。3/2/1 penalty for prepayment。

这个deal如何？
