So if one person removes all their properties (clear the house) and finishes all necessary paperwork for termination, then the lease is terminated. The other person can not get back, unless he make objection prior to the termination of lease. By this logic, you are not responsible to find him to agree on the removal of his stuff because he does not have a separate lease.
