投资房的Closing cost里面那些项目是tax deductible？

俺的理解，downpayment算是capital，以后deppreciate. 而预付的tax, HOA, insurance等等是tax deductible。但是title insurance, appraisal fee, credit report fee, broker commission, recording charge, HOA certification fee, 这些该怎么记账报税？
