I can remodel it into 2b1b for $695 if I am creative enough (and I am). I offered 60K down with seller wraping 500K at 5.5% (ROI=25%). was countered with 100K down wrapping 450K at 7.5% (ROI=15%). I am not interested in going forward, since I can still make 15% ROI easily in SFH plus an instant equity of 130-150%. Missing the days that ROI was around 25% and instant equity was 150%+.
