Make sure you are present for the appraisal appointment. Be prepared, you may want to pull some recent sold listings with higher sold price to show him/her, you need to point out all the nice features of your house, etc. Bottom line: try your best to INFLUENCE the appraiser. Don't forget to mention how much you are trying to refi, build good rapport.
